Commercial Core

Vision and Plan

The Commercial Core is a 320-acre mega-site envisioned to be a modern and unique mixed-use regional center that will ultimately encompass up to 4 million square feet of mixed-use commercial space. Located within Vistancia and immediately adjacent to the Loop 303, the Commercial Core is designed to create a state-of-the-art business environment with support services that are attractive to major corporations. With build-to-suit options available for businesses, the Commercial Core will include a wide range of uses including higher education, healthcare, office, mixed use commercial, retail, sports and entertainment, hospitality and urban residential.

The Commercial Core will include a wide range of uses:

Mixed Use/Corporate Campus: Ideal for a corporate campus, uses include a mix of professional offices, research and development, flex-tech, data centers, light industrial, commerical retail, resort/hospitality and sports and entertainment

Retail: Regional department stores, lifestyle center, power center, restaurants, cinema, live entertainment, neighborhood grocery and services, local business services

Healthcare/Office: Equipped for a full-service medical campus including full service medical and regional hospital, ambulatory/emergency treatment, wellness center and medical offices/out-patient services

Higher Education: The cornerstone of the Commercial Core, creating a partnership between busienss and medical for continuing education, internships and employement. Potential options include; public college, private university extention, satelite campus, community college, technical college and art institute

Future High School: Peoria Unified School District public high school site. PUSD, the 3rd largest unified school district in Arizona boasts a 93% high school graduation rate and offers specialized programs for students, including the Accelerated Academy program developed for high-performing students

Urban Residential: Residential areas that create a unique lifestyle within walking distance to shopping, services, dining, community activities and recreation. Housing types include; condominiums or apartments above retail in the mixed-use zones, condominiums or apartments at the periphery of the mixed-use neighborhood center, park homes, live-work units.
